Pickens is marble country. The quarries around Tate and Marble Hill supplied stone for monuments and capitol buildings, and the county still reads rural and working rather than suburban.

Properties out here come with outbuildings. A shed that has not been opened since a parent passed, a pole barn with forty years of equipment under it, fencing pulled out and stacked at the treeline, a mobile home that stopped being lived in a decade ago. Most of it is heavy, none of it fits in a pickup, and there is no bulk collection coming down a gravel road to take it.

So it sits. Usually not because anyone wanted it to, but because calling around and getting a crew to actually drive out past Talking Rock never quite worked. We come out here on a route, not as a favour, and the number does not go up because the road turned to gravel.

Big Canoe and Bent Tree

Then there is the other Pickens. Big Canoe and Bent Tree are large gated mountain communities, and a good share of the homes in them are second homes rather than year-round residences.

That changes the job. A place used a few weekends a season accumulates in bursts and then gets dealt with all at once, usually right before it goes on the market or right after a family decides to stop keeping it. What comes out is a decade of somebody’s weekends: deck furniture that rotted, a hot tub nobody has filled in years, mattresses, the grill, boxes in a crawlspace.

The lots are steep and wooded and the drives are long, so tell us where a truck can actually stop and whether the house sits below the road. We price the carry with the rest, and we sort the gate with you before we come up.
