Sugarloaf runs fifty-four holes with estate homes around it, and St. Marlo sits gated on the Johns Creek border. Between them they hold some of the highest-value houses on our route.

The jobs are correspondingly large and correspondingly private. A full estate clearance in one of these is several truckloads, often handled for a family rather than the original owner, and frequently on a deadline set by a closing. What comes out is worth going through rather than skipping: furniture, art, tools, decades of things that should be looked at once more before they leave.

Both communities are gated, so give the gatehouse our company name when you book. Our truck is marked and the business is licensed, insured and registered in Georgia, which is what an association asks for.

Town Green, the Forum, and Peachtree Industrial

The other Duluth is the one that hosts things. Town Green runs concerts, markets and festivals through the year, and the Forum at Peachtree Parkway is a substantial retail corridor.

That produces its own steady work. Restaurants around the Town Green reworking a dining room, retail units at the Forum turning over fixtures and shelving between tenants, and the cardboard and packaging that stacks up behind any retail block after a busy stretch. Further out, the Peachtree Industrial corridor adds warehouse and office clear-outs.

All of it gets scheduled around your closed hours rather than ours, and a manager gets the number in writing before anything moves.
